The whole villa is yours — all 6 bedrooms, both kitchens, the garden and the private pool. We don’t rent by the room, and you never share the property.
From $250 a night for the whole villa. Sleeps 12, private pool, no security deposit.

At full occupancy the nightly rate works out at about $21 per person, with a private pool and two full kitchens.
Whichever rate is cheaper is the rate you pay. If a three-week stay works out cheaper at the monthly rate, we’ll quote you the monthly rate.

Check-in and check-out
Check-in from 2:00 PM · Check-out 11:00 AM
- Late check-out to 2:00 PM is free whenever we have no arrival that day. Just ask us the night before.
- After 2:00 PM we charge one full night ($250).
If you have a late evening flight, booking the extra night is usually the better deal — you keep the villa, the pool and the kitchens all day instead of waiting at the airport.
Pets
Pets are welcome.
- Nightly and weekly stays: a $100 refundable pet deposit, returned at check-out. Your normal booking still requires no security deposit.
Payment
We accept KHQR and ABA. We ask for 50% to confirm your booking, with the balance on arrival.

Deposit
Long-term contracts require a security deposit of one to two months, confirmed in your contract. Message us and we’ll walk you through the terms before anything is signed.
What’s included (and what isn’t)
WiFi is included for the remainder of the villa’s current subscription. After that, tenants renew directly with the ISP on a 6 or 12 month term. Cleaning is not included, but can be arranged at $50 per clean on request.
Pets
Pets are welcome.
Any damage to furniture is deducted from the security deposit.
Cancellation
For long-term contracts: cancelling before move-in forfeits one month. Ending the contract early after move-in forfeits the security deposit.
For every stay
Not included on any stay: breakfast, airport transfer, car and bicycle rental.
Airport transfer
Siem Reap–Angkor International Airport is 45 km from the villa, so we recommend arranging pickup in advance.
$50 per vehicle, one way. Up to 6 passengers per vehicle.

Car and bicycle rental are available during your stay — ask when you book.
House rules
- Maximum 12 guests. Please tell us in advance if your group is larger.
- No parties or events without our approval in advance. The villa is in a quiet private community and we ask you to respect our neighbours.
- Quiet hours after 10:00 PM.
- The pool has no lifeguard. Children must be supervised by an adult at all times.
- Guests are responsible for damage beyond normal wear and tear.
