$250 per night for the entire villa, or $1,500 per week for stays of 7 nights or more. Longer stays are $3,500 per month, or $2,500 per month on a six-month contract. Whichever rate works out cheaper is the rate you pay.

Not for nightly or weekly stays. Long-term contracts require a deposit of one to two months, confirmed in the contract. Guests bringing pets on a nightly or weekly stay pay a $100 refundable pet deposit.

We accept KHQR and ABA. We ask for 50% to confirm your booking, with the balance paid on arrival.

Cancel 14 days or more before check-in and your deposit is refunded, less transfer fees. Between 7 and 14 days, half the deposit is refunded. Inside 7 days the deposit is not refunded. For long-term contracts, cancelling before move-in forfeits one month, and ending the contract early after move-in forfeits the security deposit.

No. We rent the villa as a whole property only. You will never share it with other guests.

Up to 12 guests across 6 bedrooms and 8 bathrooms. Please tell us in advance if your group is larger.

Yes, WiFi is free on all nightly and weekly stays. For long-term tenants, WiFi is included for the remainder of the villa’s current subscription; after that you renew directly with the internet provider on a 6 or 12 month term.

On nightly and weekly stays, yes — we clean twice a week at no charge. Long-term stays do not include cleaning, but we can arrange it at $50 per clean whenever you want it.

Yes, pets are welcome. Nightly and weekly stays take a $100 refundable pet deposit, returned at check-out. On long-term stays, any damage to furniture is deducted from the security deposit.

No. The villa has two full kitchens and a local market is nearby if you prefer to cook. We are happy to recommend good restaurants.

Please ask us first. The villa is in a quiet private community, so we ask guests to keep noise down after 10:00 PM and to clear any event with us in advance.

Yes. The pool is yours alone for your entire stay. It is covered by a clear roof and runs an overflow filter, so it stays clean year-round including through the rainy season. There is no lifeguard, so children must be supervised by an adult.

Check-in is from 2:00 PM and check-out is 11:00 AM.

Yes, up to 2:00 PM at no charge whenever we have no arrival that day — just ask the night before. Beyond 2:00 PM we charge one full night ($250), so if you have a late flight it is usually better value to book the extra night and keep the villa all day.

Yes, at $50 per vehicle each way, carrying up to 6 passengers. The airport is 45 km from the villa. A group of 12 needs two vehicles, so $100 each way.

About 7 km, roughly 15 minutes by car or tuk-tuk. Pub Street is 4.3 km away and there is a hospital 500 m from the villa.
